House Rules

• Maximum occupancy is 8 guests.
• Only guests listed on the reservation are allowed on the property unless we’ve approved otherwise. If you’d like to request an exception, please reach out!
• Parking is limited to 4 vehicles. For your safety and ease, please try to avoid backing down the driveway. Instead, use the turnaround area at the top of the driveway to exit safely.
• Quiet hours are from 10:00 PM to 7:00 AM. No sound amplification equipment should be used outside during this time. This is per the Fannin County Noise Control Ordinance.
• No smoking or vaping inside the house, on the porch, or on the deck.
• Before using the grill, fire pit, or hot tub, please read all posted/provided instructions carefully.
• The woodstove is available from October to December only, and you must contact us before use.
• Fireworks are not permitted anywhere on the property.
• The laundry room contains important safety items: a landline phone, emergency info sheet, first aid kit, flashlights, and a fire extinguisher. Take a moment to familiarize yourself with these items.
• The property includes wooded areas and natural terrain. If you choose to walk around, do so with caution and at your own risk. Watch your step and remain aware of your surroundings. We are not liable for any injuries. The shed and well house are off-limits and not for guest access.
• Bear sightings are rare but possible. Never leave food or trash outside. Make sure all trash is either kept inside or placed in the designated bin near the screened porch.
• You may spot deer, turkeys, or other wildlife around the property. Please watch from a distance and don’t attempt to approach or feed any animals
